SODlC’s newest gated community in New Cairo, Villette is designed with spaciousness and prosperity in mind. pleasure. To create the exceptionally multifaceted landscapes of Villette, we opted for none other than SWA, the renowned US-based urban planning, design and landscape architecture

company. SWA has a strong international track record in master—planning, and their values of balancing natural and built environments as well as their social, cultural and economic

objectives ally with our own philosophy underlying the creation of Villette, which made them a perfect development partner for this project. .

Villette features four pocket parks as part of its signature offering; a community park, a sports park, a meditation park and entertainment park. The parks encompass a total area

equivalent to 10 times the size of a standard football field designed to serve a wide range of diverse recreational interests that cater to different ages and lifestyles.

The development is predominantly composed of green space all around, with houses making up just a third of its overall area and walkable green spaces covering a substantial part of the whole project. Villette boasts the largest green zones between neighbours in East Cairo – a minimum distance of eight metres between adjacent homes at any given point.

With 6.70 metre~wide internal streets, Villette offers some of the widest areas between opposite houses in the area as well. In fact, it has one of the biggest networks of main roads,

jogging tracks and biking trails -— all interconnected to create one large community. Being a source of wellness, energy, fine entertainment and pure inspiration, Vitlette offers its residents the rejuvenation and serenity of suburban life coupled with the action of a very social and energetic town centre.

GRACING THE HEART OF NEW CAIRO

Lying on the east side of Cairo Villette combines the best of two worlds. it is adequately removed from the hustle and bustle of city life, yet close enough to New Cairo’s vital attractions. The development is five minutes away from both Road 90 and Egypt’s New Capital, hence in close proximity to AUC, Eastown and a number of other high-end residential and retail developments.

INTELLIGENTLY DESIGNED GREENERY

Villette has a particular tranquil ambiance that reigns over its 301 acres of land. When developing Villette’s master-plan, we decided to move away from golf courses which only cater to the needs of a selected few. Since golf courses offer non-golfers nothing more to enjoy than just the view of those otherwise unusable stretches of green space, we proposed intelligently designed green spaces to empower all of Villette’s residents no matter what their age or interests. Following through, we set about designing a place that blends relaxation with action in a creative way. With Villettes open green spaces that constitute 52% of the development, we made sure that there was something for everyone. We landscaped four signature pocket parks specifically for the aficionados of culture, wellness, sports and social activities respectively. All four parks are cleverly linked together via open spaces and circulation networks that run through a total foot print of 15% of the project’s built up areas. The parks have also been conveniently organised around a lively downtown area that makes up 10% of Villette’s total area.

THE POCKET PARKS

Spanning a total of 52,000 square metres each of Villettes four pocket parks is individually designed to accommodate every age and lifestyle complete with pet-friendly landscaping. Residents can enjoy a plethora of recreational activities, such as contemplating at the Aura. throwing a birthday party for friends and family at The Hive, playing basketball or croquet and working out at The Olympia, or attending outdoor theatre events and community gatherings at The Scene.

THE SCENE

Situated in the north-western part of Villette The Scene-‘s amphitheatre garden is the perfect place to host prestigious outdoor

theatre events and outdoor movie screenings on warm summer days. it also offers an ideal location for social gatherings and more intimate performances with its smaller scale seating and softscape spaces. Right across from the amphitheatre, there

is a children’s play area with numerous sand boxes, low climbing module blocks as well as a puppet theatre only a few yards away

specifically built for the nurturing of children’s artistic talents.

THE AURA

Home to an arrangement of beautifully landscaped yoga berms and terraced gardens with low seat walls, The Aura is a perfect

retreat for yogis and a charming getaway for residents who would like to enjoy a relaxing 0pen~air activity in the peace and shade of verdant trees. For those avid readers or working individuals, The Aura offers them the quiet serenity they need to heighten their focus and concentration and increase their productivity. Everyone_’s needs have been taken into consideration when designing the park. For instance, mothers no longer have to worry about their children’s whereabouts as they perform their meditative yoga routines. The Aura includes a close by low activity zone for children and another area dedicated to both juniors and teenagers who want to enjoy relaxed activities.

THE HIVE

This is where you go to meet people for the pure enjoyment of social interaction. The Hive, located s0uth~east of the development, provides lots of shaded seating areas and venues to host events and parties. In case extra space

is needed for a larger, busier kind of event, the park’s low profile playground can also be transformed into a large venue.

ln addition, the north-western portion of The Hive includes a maze garden with landscaped vertical green walls, offering

an adventure for the young and old alike and serving as a backdrop for gallery events. Right in the centre of the park, there is a large plaza which connects the four ends of the park, while simultaneously allowing traffic to circulate.

THE OLYMPIA

For sports fanatics, CrossFit enthusiasts and fitness buffs, The Olympia is the place to be. it is located in the n0rth—eastern part of Villette around a large central square. The south—western section of the park offers an adult sports area that features a wide

array of outdoor gym equipment, an open- air CrossFit box, a mini basketball court as well as several rnulti—purpose courts. Adults can work out, kick and throw balls around freely, never having to worry about the safety of children, because juniors have an entire playground dedicated to them located right next to the courts. in the north-eastern wing, families can enjoy a picnic around the barbecue grills in the cooling shade of the beautiful lattice framework, while everyone can delight in a fun round of

golf on the mini course on the opposite side. The south-eastern section of the park offers ample space with Wi~Fi coverage, designed for seating, and gatherings in the shade. There is also an open lawn in this part of The Olympia for simpler activities such as croquet and board games.

central piazza marks the centre of the downtown area, perfect for flea and farmers market events. in Villetle, we provide you with all the services you might need, all in one place. The town centre offers a supermarket, a pharmacy, a bakery, a laundry, an ATM centre and much more.

Residents can also enjoy a day of pampering at the health spa, all the while knowing that their children are in the safe hands of professional caretakers at the Villette nursery. in case an emergency should arise, both the medical clinic and the vet clinic are strategically nestled in the central town area, easily accessible to all residents.
